Cumbres is Monterrey's sprawling northwestern residential belt, a large and diverse zone of family houses, gated condominiums and retail corridors that climbs toward the Cerro de las Mitras. It is the metro's mainstream middle-class heartland and one of its biggest rental pools. For investors, Cumbres is the value-and-growth play: prices are rising roughly 12-14% a year on broad family demand, while entry pricing well below San Pedro keeps gross yields healthy within the metro's 5.6-6.8% band. The case is affordability, scale and steady appreciation; the trade-offs are size-driven variability (sectors range from modest to upscale) and a car-dependent layout. Inland, no fideicomiso.
