Naklua is what Pattaya looks like when it grows up. North of the brash centre, it wraps Wong Amat Beach, the city's most desirable stretch of sand, and pairs gleaming beachfront towers like The Riviera Wong Amat and The Palm with a still-working Thai-Chinese fishing town, whose seafood market draws locals and visitors alike. The all-teak Sanctuary of Truth presides over the headland as the area's landmark. The investment story is scarcity. Wong Amat's limited developable seafront keeps it among Pattaya's three most expensive areas, with sea-view condos at THB 110,000-220,000/sqm and the newest beachfront topping THB 200,000/sqm, while entry studios still start near THB 2.5M. Well-placed units are cited at 6-8% gross. The honest counterweight is that the wider Pattaya market grows only ~3% a year, so scarcity supports prices more than it drives rapid appreciation, landmark, sea-view, well-managed stock holds value best. Foreigners own condos freehold within the 49% building quota; land is leasehold-only.
