Pichincha is Rosario's bohemian, gastronomic and nightlife district: a former red-light quarter reborn as the city's creative hub, around the restored Mercado del Patio market hall and the Paseo Pichincha, packed with bars, restaurants and a wave of new-build towers. It is one of Rosario's hottest development zones. For investors, Pichincha is a lifestyle and capital-growth play: new-build and off-plan stock, strong creative-tenant and short-let demand, and gross yields of ~4–5%. The trade-off is that the core is lively and improving while some peripheral streets retain a grittier past.
