San Telmo

San Telmo is the historic heart of Buenos Aires and the cradle of tango, narrow cobblestone streets, casa-chorizo townhouses and faded grand facades. It centres on 18th-century Plaza Dorrego, which on Sundays hosts the Feria de San Telmo (250+ stalls running roughly ten blocks down Defensa). Tourism and creativity drive the barrio: restored landmarks (the 1897 Mercado de San Telmo, El Zanjón de Granados, the 1730s Iglesia San Pedro Telmo and Parque Lezama) anchor antique shops, galleries, parrillas and historic cafés, underwriting a robust short-let market. It is not a theme park, porteño families, artists, students and expats live alongside the visitors, giving it a grittier edge than Palermo or Recoleta. The trade-off is variability: lively and safe in the core by day, but quieter and warranting caution on peripheral back streets at night. It trades around 30% below the city average, an accessible entry point suited to character-seeking owners, renovation value-add investors and short-let operators rather than rapid-appreciation hunters.
